Fire safety & alarms
The most critical part of your physical compliance. Scottish Law requires interconnected alarms that alert the whole property simultaneously.
Interconnected Alarms
- Smoke alarm in the living room
- Smoke alarms in all hallways or landings
- Heat alarm in the kitchen
- Carbon monoxide detector (if gas or flues present)
Fire Risk Assessment (FRA)
A formal written assessment is required. It must identify potential fire hazards, safety measures in place, and an action plan for any required improvements.
02. Electrical & Gas
- EICR: A full Electrical Installation Condition Report for the property.
- PAT Testing: Annual testing of all portable electrical appliances provided to guests.
- Gas Safety: Annual certificate required if any gas appliances are present.
03. Legionella
A Legionella Risk Assessmentis required to ensure the property's water system is safe and to identify any measures needed to prevent the growth of bacteria.
Hosting standards
Guest Ready
The property must be safe, clean, and fully ready for guest arrival.
Safe Furniture
All furniture must meet fire safety regulations (upholstery labels).
Comfort
Adequate heating, lighting, and ventilation in all guest areas.
Waste
Proper waste disposal and recycling arrangements must be in place.
05. Documents Required
The digital evidence folder needed for your application.

The property must be fully ready before applying. The council may inspect, and missing items or certificates can lead to application delays or rejection.
